Aspiration of many investors to place commercial estate objects in the city centre isn`t always justified. The situation in urban planning nowadays which is forcing limitations on the size of the buildings, following infrastructure and quantity of parking places, expensive land and other issues often don`t allow the building to correspond the starting announced class of comfort and to be self-sufficient. In order to achieve that, the building must be built on the free territory, away from the city core and its limitations. On one of such areas in micro-district ‘Yugo-Zapad’ (South-West), between Pr. Dzerzhinskava and Pr. Gazety Pravda, the construction of business center ‘Titan’ has started. The parcel, designated for the first stage of building  has the area of 1,8 hectares. The second stage complex will be built on the area of 3 hectares of land.

     This big-scaled construction fully justifies its name – ‘Titan’, and confirms a good choice of all possible functions that will be provided. The first stage complex includes not only shops and offices, but also restaurant, disco, fitness-center, bowling, billiard, conference hall, children playground complex, casino, car-park and garage, etc. which gives possibility for the building to function independently.

     ‘Titan’ is split into two functional blocks. In first, there is a 18-story accenting building. Lower floors of its stylobate are designated for shops and various entertainment services, among them restaurant with its round-shaped plan covered with glass dome 12 meters in diameter. In the upper floors, starting with 3^rd offices will be placed. Built-in underground garage with 17 places is attached to this block. Second functional block is 5-story car park with 160 places, where first two stories will be used for shops and entertainment facilities. These two blocks are connected with roof-covered pedestrian passage which connects living quarters with Pr. Dzerzhinskava. Every part of the building has separated entrance.

     Architectural composition of the complex considers the scale, silhouette and style peculiarity of architecture of surrounding buildings. Construction scheme is based on reinforced concrete, exception are supporting constructions of a first few stories – brick walls. Thanks to these brick walls, the authors were able to design other than glass façades usual for this type of commercial estate objects, and find the way to the remarkable architecture with well-drawn details and elements of façade. Lower levels façade design of ‘Titan’ business center designates ceramogranite tiles and stucco, on upper levels composite panels will be used. Thanks to subtle color scheme of grey tones complexity of the stylobate and the office tower is reached.

      The completion of the first stage is set to the end of year 2009. That`s when the investor will start construction of second stage of business center, forming a unified architectural ensemble with previously built  complex. In perspective it’s planned to built two more office towers (one of them will have 25 stories), underground garage and new office of ZAGS (wedding hall) in Maskovskiy district, with wedding accessories shop. A religious complex, designed in this area earlier, will be linked with ZAGS.
