The Avenue Dzerzhinskava is representing a visit card of the country, since it is main transport route leading to Brest. That`s where visitors get first impressions of the city. For that reason by 2011 this avenue will undergo a complex reconstruction – along the road, 8,5km in length from ring road to the Square Klary Tsetkin, several huge projects will be accomplished, affecting the city planning in general.

FOUR YEARS FOR ALL AND EVERYTHING

       The idea to form avenue in continuity, conducting the entire construction at once, was based on urban plan. It is a grandiose project by its size and terms.

      The entire avenue is covered with grid of town planning documentation: there`s general urban plan, on its basis system of detailed planning projects is worked out, which determine zones, where objects should be placed, i.e. sort of residential complexes, commercial buildings, trade, etc. All this is resolved in detailed plans, among which landscape and recreation are: parks, squares, etc.

      Among planned object it is hard to separate main from secondary. All the buildings facing the avenue are designed and built at the same time. There is the program of construction, reconstruction and landscape formation of Avenue Dzerzhinskava approved by Mingorispolkom. This program estimates that completion of all construction works will not be later than in 2011. Investment contracts and contracts giving right to design and build objects are made with investors taking part in construction. In all these documents final term is year 2011.

BUSINESS AND TRADE

       Part from Klary Tsetkin Street until the first transport ring can be called commercial. It is placed closer to city center, next to business-zone, which is already being formed. Group of commercial objects will be placed there: main department ASB ‘Belarusbank’ (investor-   ASB ‘Belarusbank’, designer – RUP ‘Belgosproekt’), company’s offices IP ‘Slavnefthim’ (designer – OAO Institute ‘Minskgrazhdanproekt’), multifunctional complex with administrative, trade and entertainment facilities in K. Tsetkin Street (investor – IP ‘Termopok-M’, designer – UP ‘TM K.K. Kerutisa’), administration object next to administration of Maskovskiy district (investor – OOO ‘Lekt’, designer – UP ‘TM-7’).

LIGHTHOUSE FOR BIG BUSINESS

      This is the idea that marks the administration building designed in Dzerzhinskava Avenue between the administration building of Maskovkiy district and the railway. The parcel is very small, but exclusive. When the project was already finished, the reconstruction of avenue, transport ring road and construction of multilevel interchange has started. When two projects were put together, it became obvious that there`s no place for new object, not to mention preserving its architectural form and plan. In this situation, with great efforts of several collectives, in shortest time new project was developed. Now the complex of business center is practically one with interchange and it is result of collaboration between ‘TM-7’ – designers of skyscraper, and ‘Minskinzh-proekt’ – designers of interchange. So, the form of the building is repeating the line of descent, and semi-underground car park is successfully corresponding to relief.     

     The first three stories of the complex will belong to the shopping center. The investor tried to build something beautiful and stylish. Unusual plan of shopping center assumes main common hall with smooth crossing from one trademark to another. In fact, departments are not split into small shops with grates, they are separated by means of decoration, themes and equipment. Area of shopping center is about 3000 square meters. Entrance will be placed in the court of the building. That`s where a 4-story car park will be built as well.

      Building will be 16 stories high. All the area above shopping center will be occupied by offices. Restaurants, cafes, bars are not designated, since all these services already exist not far from the complex. That`s the reason why their exploitation will not be profitable in this object, in the investors opinion.

      As for the materials that are planned to be used, first time in Belarus a new type of façade will be installed – structural glass walls. The project of object lighting assumes that building will have active role in avenue ensemble by night. Top of the skyscraper resembles the lighthouse that will send rays of light into the night sky. Therefore, the building will become a guide in the sea of big business.    

‘TITAN’ IS RISING

 Business center bearing this name is placed between avenues Gazety Pravda and Dzerzhinskava, opposite to the market ‘Volgograd’. Unlike other similar objects this business center is located far from the city center. It is obvious, nevertheless, that this location has good perspective. On one hand, reconstruction of the avenue will allow easy access from other parts of the city, on the other ring road is very close. And finally, in a few years time metro station will be open straight in front of it. That`s why object`s location can be considered fortunate. Moreover, a dispersed territory of complex gives more freedom with choice of appropriate architectural plan.

                In this moment the construction of framework in the first stage of business center is coming to an end. Building process started in 2006 and it should be finished by 2011. The complex is split into three stages. First stage includes 18-story high tower, where offices will be placed and a stylobate. Inside stylobate a shopping center (area 3000 square meters), bowling with 10 tracks, restaurant for 100 guests, disco club for 100 visitors, casino for 50 visitors, business center, billiard club. With such number of different activities ‘Titan’ can become center of social attraction in this part of the city.

                Second stage is a 25-story high skyscraper, with its three-level stylobate. It is not entirely clear yet what sorts of services and accommodations will be placed there – it`s content depends on the investors` needs, that will buy or rent them. But generally, it can look like this: shopping center, ZAGS (wedding hall) of Maskovskiy district – in separate building, which will be given to the city district for free.
